Back in December I asked for help as I was bidding on a REO that would become my primary residence.  It was tricky because it was impossible to leave emotion out of it…with it being a possible “home” instead of “investment property”.  It was listed the day before Thanksgiving and the bank was asking for everyone’s best offers for a decision to be made that Tuesday (a total of 6 days on the market!)

I put in a bid higher than I would have if it were an investment property, but not so high that I would always be wondering, if I got it… “should I have offered less?”.  We were 1 of 4 bids.  To strengthen our offer we put $20K down and said we could settle by the end of the month, not contingent upon the sale of our house.  I spent the 48 hours prior to bidding in a financial flurry trying to get a mortgage approval letter not contingent on the sale of our house. (Quite a feat considering my wife and I are self employed).

But we got it :)

The place looked like a train wreck inside….but it was all cosmetic.  We’ve spent about $10K so far and we’ve got another $5K to go.  Then we’ll have $100K in equity by buying below market value and making improvements.  I NEVER would’ve even considered this if it weren’t for DIG.  Who would’ve thought joining a RE investment club would lead to the purchase of our dream home.

DIG is such a great organization, and provides so many tangible benefits to the members, that it pays for itself over and over with great discounts, rebates, and training.  I wanted to however relate a story of the more intangible benefits I have personally received.

Last Thursday morning, I had the pleasure of attending Dina’s (Montco #1) subgroup meeting where I have become a regular.  I joined DIG back in late August of 2010 and Dina’s 9/9/10 subgroup meeting was my very first contact with anyone from DIG.  While there were no speakers or specific topics, I learned so much from networking with the people at that first meeting that my head was spinning.  The fact that there were real people in my area, successfully doing what I wanted to do, and willing to openly share their tips and tricks, really gave me the confidence to move forward.

I started to put in offers shortly thereafter, landing my first “fix and flip” deal on 12/29/10, which I just closed on 4/29/11 for a better than expected profit.  I now attend as many different subgroup meetings as I can, and of course the monthly meetings, and have met a huge number of great people in DIG.  As I was handed my check at the closing table however, I couldn’t help thinking back to that very first subgroup meeting.  So, to celebrate that first winning deal, I bought breakfast for the group that helped so much to jumpstart my real estate career, many of whom I now consider friends.  My only hope is that I will be able to provide the same support and encouragement to others in the future as I continue to learn and grow in this business.  My guess is, with the support of the great people at DIG in my corner, that is a foregone conclusion!  DIG Membership – Priceless!!
