It is that time again.  This month I am suggesting a great CD for everyone.  As you may be aware, commercial real estate is down.  One of our members Phil Falcone has just published a new book – ADDICTED TO REAL ESTATE and Phil has made the transition from residential to commercial.    In honor of this event, this month I am featuring a CD from April 2006.  That meeting featured DENNIS CLINE speaking on Commercial Real Estate.

For those of you that have not been around for 30 years, Dennis is one of the founding members of DIG.  Yes that means all the way back to 1978.  Dennis is a real estate broker, property manager, teacher, and all around very knowledgeable guy.  You don’t get better.  This is your chance to hear Dennis for $10.  Yes that is right $10.  I told you last month to save your change each day.  Now it is time to put that capital to work.  Commercial real estate is different from residential real estate.  You now can learn from an expert and adjust your plan for the future.

Remember the DIG CD club is designed to highlight a great CD each month.  How many current members were not members 4.5 years ago.  This is your opportunity to listen to a great meeting from the past.  The knowledge is timeless.  Also, I have asked if Dennis will be at the meeting.  He said unless there is a last minute change, he will be there.  Here is the chance to continue your autographed collection.  I believe if you ask, Dennis will be happy to autograph your copy of the CD.  There will be 25 copies at the meeting for your purchase.  Last month, we had 25 copies of Marc Halpern and at the end of the meeting there were only 2 left.  I am sure that everyone enjoyed Marc’s CD and I am also sure you will enjoy Dennis’s CD.  Where else can you spend more than an hour learning from someone with over 30 years of experience.  I know I and other people have posted that DIG membership is priceless.  It is and one of the reasons is the work and effort of Dennis Cline.  Now is your chance to learn from decades of experience.  How often do you get to learn from someone who has been investing in real estate for over thirty years.  I can not stress enough the opportunity to learn from Dennis.  He is one of the few members who have been members longer than me and it seems like forever.  (well since 1981 anyway)   Show up early and get your CD, you will not be disappointed, and then enjoy the trade show.  It truly will be  a win/win night.

Now the hook for this month.  You may wonder why I chose to feature a 4 year old CD.  That is because the information can be used anytime in your bag of tricks.  In 2002, I used a technique that I learned at DIG from twenty years ago.  I had never used that technique previously.  Surprisingly it worked and I made approx. $50,000 on that deal within a year or so.  Would you like to know what trick I used?  Last month, we sold 22 of Marc’s CDs.  If we sell 23 to 25, I will post the technique on the Answerline.  So now, you not only get great advice from Dennis, a possible autograph, but another trick for you bag of tricks.  All for the LOW LOW PRICE of $10.  We are talking about 30 cents a day.  Continue saving your daily change as the great CDs will continue to be highlighted each month.

Pottstown

Your help needed to counter anti-landlord activists

It seems, thanks to fellow DIG members and the Pottstown Mercury, the borough is starting to rethink how they write these new ordinances. I was hoping some more people would reply, but it is in the past. Pottstown investors need some help once again. There is a small group of activist running 2 blogs. Code Blue, and Save Pottstown. I need to ask you to read the following quote, go on to their sites and speak your feelings. I find them discriminatory and offending, and we need to stand against them. I believe it is due to their lobbying at Boro hall that this ordinance started in the 1st place. Go to www.pottsmerc.com and read the posts by DaisyBeGreen on the 2 threads on July 6th and July 9th concerning landlords and these ordinances. She is one of the instigators involved. We need to show power in numbers to let them know we will not allow this slander to continue. Please google code blue pottstown, then link to the save pottstown site and post how offensive you find them. If we can get the people of Pottstown to stop reading their blogs, we can diffuse their offensive tactics to turn homeowners against landlords. Please help!!

BUY-SELL-TRADE HAS COME TO DIG! 

Attention all DIG Members: Bring your deals to the meeting and have them presented in front of the group for all to hear about. Are you looking for a property in a specific area? This is the place to ask! 

You can share any property that you OWN and want to sell, or any property that you have a contract on that you wish to wholesale to another person.

Do you have something that you no longer want that someone else may find value in that you want to trade?  You can trade services (plumbing work for electrical work) or items (refrigerator for a washer, dryer, single home for two rows) You must be at the meeting to fill out the form and present the deal. Deals will be on a first come basis and as time allows, so get there early to get at the top of the list!
